  • What are our basic fees?

Basic legal services to represent a purchaser or a seller of a cooperative and/or condominium unit or of a house range from $3,000 to $4,000 depending upon the nature of the transaction.

  • When I sell an apartment or a house in New York City, do I have to pay a transfer taxes?

The New City Real Property Transfer Tax is one percent (1%) of the sales price when the price is less than $500,000 and 1.425% when the sales price is over $500,000.

The New York State Real Property Transfer Tax is $4.00 per $1,000 of the consideration.

  • What is the mansion tax?

The Purchaser of a cooperative and/or condominium unit and/or home shall pay a New York State Mansion Tax of 1% when the purchase price is between $1 to $2 million, 1.25% when the purchase price is between $2-3 million;1.50% when the purchase price is between $3-5 million and 2.25% when the sales price is between $5-10 million.

  • What is the Peconic tax?

The purchaser of a property in the Peconic Region of Suffolk County must pay a Peconic tax of 2.25% when the purchase price is over $400,000.

What are the filing fees to probate a Will or administer an estate in New York State?

The following filing fees are required to be paid when filing a Probate and/or Administration Petition in New York State and the value of the estate is as follows:

$50,000 but under $100,000 – $280.00

$100,000 but under $250,000 – $420.00

$250,000 but under $500,000 – $625.00

$500,000 and over $1,250.00
